Thank you for your response. My daughter has created a detailed log of EVERYTHING since their move in date. Written warnings, verbal warnings, when the oil tank is low (we didn't give them access to the basement) even the date & time of changing the porch light. In light of what happened last night, she now has created a maintenance log. When my wife gave them a verbal warning in September they were handed a written warning at the same time. My daughter said the same thing you mentioned. She said that I will need to confirm in writing that this was told to her and fix the doors ASAP with proper notice to the tenants.

We are going to inspect the unit in the next week or so. I want to make sure my daughter is there to log everything and I want her there as a witness.

We are going to pursue a Cure or Quit notice. Their parents are co-signors to the lease and they will be named of course on the notice as well.

All notices were placed on their front door. According to the lease agreement this is an acceptable form of delivery. However, the non-renewal notice will be hand delivered to them. While the notice will be sent to the co-signors Certifed Mail Return Receipt. A copy will be sent to the lawyer as well.

I am also going to put in writing that any issues or concerns going forward should be in wrting. If they don't agree to that, everything they say to us will be written down with our own written response.

Listen carefully to the attorney as to how to handle this. MA is a very pro tenant state. It is an advantage that this is an owner occupied 2 family.
Cure or quit is not the appropriate notice. Ask the lawyer for the correct form under MA law and how it has to be served. highly technical and complex.
Ask about the inspection and required prior notice. MA also prohibits video taping without consent of party being taped. MA has triple damages and attorneys' fees for the tenant if they sue and win you under the MA consumer protection law c. 93A. Many do. BE CAREFUL This is a area of traps and landmines

Can a landlord evict you with a verbal warning Can they evict without written warning... The manager where i live asked to start looking for someplace else to live because of me calling 911 too many times for protection. That was a verbal. She let time past she was williing to recant. Then another tenant said i was gonna hit them with a hammer untrue statement..And i was off my psych meds and told her there was comebody in my apt. and a gun was sticking out my mattress. She came didnt see anything. A couple hours later she came with letter asking me to move in 10 days. My intake specialist at my psych. facility called and spke with her and explained the meds were not working and they prescribed something different. She agreed to give mme an additional 14 days if i paid my rent for the month but i still had to move. I paid my rent for the month of August. I want to know do i i have to move.
