YES you have to pay your rent. It is none of your business what the landlord does with the money. He is entitled to evict you if you decide you don't need to pay rent. Just be prepared to be put out on the street. You should be grateful that he lowered your rent for you when this occurred, He had no legal obligation to do so. You sound like a total user and loser.

Tenants whose LLs put them in the unfortunate situation of foreclosure often have many questions behind their "do I still pay rent" question - such as, "Will I soon be needing money to hire a moving company? How/when will the bank force me out onto the street - and who will notify me of this, and WHEN? What happens to my lease? Will the bank hold me liable for paying the remainder of my lease? Etc." Of course, because of the LL's negligence in failing to pay his/her bills, the tenant then has to figure all this stuff out, including paying a lawyer for hopefully correct information (since they can't count on getting correct info. from the LL and or the LL's unknown mortgage holder). I've certainly never heard of a LL in this situation caring about what happens to the tenants in this situation, which they themselves created.

Oh, but let's call the tenant, who is the one who is NOT at fault for the foreclosure, a "user and loser." After all, when a LL loses his/her property because s/he fails to pay the bills, it'll never affect the tenant! Sheesh.

    thank you at least somebody knows where im coming from i pay my bills its not my fault the possibly uninformed cant pay his... i just feel like if i dont pay him i can leave sooner than dealing with the bull

      The problem is that the tenant still has a legal obligation to pay regardless of what the landlord does with the money. Second, the tenant takes all of this risk the minute they become a tenant. If you want to have control over the possibility of foreclosure, then you need to own your own home.

    You left out one of the "how's and when's." It is when and how will the tenant ever get his deposit back that the deliquent landlord has already spent?

Let me put you out and tell me how you would feel. Its human curitousy to allow the tenant who has always paid rent to save money. Its not the tenants fault that the damn owner couldn't keep up. And people wonder whats wrong with the world?? Gee I don't know maybe people like you telling them they have to pay knowing your not paying the mortgage. Its people like you that want everything for nothing while the tenants are just concerned for their welfare. if it wasn't in foreclosure they would still be paying as they have been for the last 2 years..
