I have absolutely no problem with a T that wishes to pay in cash. I simply give them a receipt, each and every time. There is no concern about them claiming I didn't give a receipt "that time". It is the Ts responsibility to demand a receipt and exchange the cash for the receipt. Courts see through the attempt to claim "no receipt" easily.

I had a T that always paid by cash until the day he pulled out of the drive, headed down the road, had a heart attack and died.

I may be a little too harsh on saying all people who pay in cash are shady. I just can't see a reason as to why this needs to be the case. Any insight from your former tenants?

    I have many tenants who pay in cash if I am available to provide a receipt or they get a MO instead. Reasons: don't want the money showing in their bank account to be included in child support computation, aren't good at balancing their checkbook and don't want my rent check (their most important payment each month, as I emphasize at signing) to bounce, rent due date is too close to their employer pay date so the check won't clear before rent is due, etc. Plenty of good reasons. Everyone isn't dealing drugs or into other illegal activities. I find more of my black tenants pay cash -- maybe it's a cultural bent against "the establishment".

      Really? It's the black tenants paying in cash I CAN guarantee you are dealing drugs. That's their cultural bent. Drugs and violence.

      Ok... definitely not going as far as "anonymous" there. I do find hiding money so they have to pay less child support shady. I probably don't want a tenant who can't balance a checkbook or have all of the checks they write clear. That's just my take. I can see there are reasons, but none of them are yet valid for the tenants I want in my properties. But I will agree, it's not that all are into illegal activities.
