Yes, the tenants did surrender the keys. They also moved out all of their belongings, and shut off all of the utilities. After they moved out, I cleaned up the mold completly, had a 2nd mold test to be sure, and fixed up other little areas the tenant damaged (stains on the carpet, air ducts cleaned, scrapes and chips on the walls, dents in the front door where it looked like somebody kicked the door repeatedly, etc.). I let the property sit for a few weeks, and then re-inspected it to see if any of that mold grew back, and none of it did. After this I have since re-rented the property out to a new tenant, and incorporated a mold adendum into the lease.

Looks like everything is OK. If you are not ignoring the lawyer's letters already, it would probably not serve you to respond. If he had some action to take he would have taken it by now.
