If tenants ask me to mail their mail to them after they leave, I tell them that what I do is write "please forward" on it and throw it in the outgoing mailbox. That's the best I can do for them.

I state things to tenants like they are a "rule." Funny how people will accept a rule. If you let them engage you in the guilt-trip, help me out routine, it's never ending. But, for some reason even these people will give up when faced with the brick wall of a rule.

I state my rules nicely and with a smile, but i don't back down. If I need to do the broken record technique, I do. It usually just takes a minute before they can see that whining and cajoling isn't going to work, so they give up. Works great on little kids and dogs, too :-)
