The happy clause is great. It means you say to your tenant "You are not happy living here, so I will let you out of your lease with no penalty if you agree to keep the apartment in spotless condition and be cooperative with showings while I look for a replacement tenant." Then when you get a new renter, you and the current tenant sign a lease termination and be done with it.

    I have a tenant that it seems every month when he pays the rent he is complaining about toilet broken, but we don't know if it was, because he starts taken it apart. He is retired, I think he is lonely, and just wants to see my husband. Today it's the bathroom shower, we still haven't fixed the toilet yet. Last week said we had termites, we didn't. It goes on and on.
    The great thing about him is he keeps the place immaculate, doesn't let any one in with shoes, never late with rent.
    WHAT TO DO !!!
