As others said, follow it up with an official letter to make sure she gets the message.

It never ceases to amaze me how people like to complain about events after they've happened.

We have one neighbor next to our SFH rental who likes to complain about tenants once they move out. Each time I tell the neighbor if our tenant is causing a disturbance, call the Sheriff's department and that way I have a record of the disturbances and maybe the deputies' visit will put the FOG in to the tenant. Since we live in a different city, there is no point calling us. Sheesh.

It is good advice to call the police to mediate disturbances. But I read that in some cities, after a number of calls the landlord get a fine.
