Hi-E Appliances

Does the LL have any responsibility to provide these? The tenants pay their own power, I always replace appliances with the best buy I can find, but typically used (warrantied) or scratch/dent (not noticibly units. The applainces that were in the unit when she rented (9 years ago) were apparently acceptable.

Unless dictated by some (unusual) local law, you do not have to provide Hi-E appliances.

Offering appliances like a washer, dryer, refrigerator and stove make your rental more appealing. Buy good mid priced units that are durable. Used appliances at a lower cost will carry with them the cost of future maintenance.
You are under no obligation to furnish these appliances but they will help rent your place. However, it is unwise to purchase new high end appliances for a rental on demand. Well cared for appliances can last for 15 to 30 years. There is no need to replace them before they wear out.
