I also live in Georgia. They have abandoned the property.

You can secure the property now by changing the locks. If there are any items in the property you may box them up and send a letter to the last known address. It is reasonable to secure your property at this time.

You probabnly do not need the sheriff because the tentants are out, I have never had to wait for a "lockbox". Call the court and sheriff's offices yourself and ask them what they want you to do now to cover all bases.

Quit waiting on your property manager - as a matter of fact fire them....that is why they are lagging to keep your business as long as possible.
