Of course I am picky.

I require that I meet with every student AND their parents.

I arrange to be in town during 'parents week' on campus, this is when some of them get notices that they will not be in the dorms...then the parents and students begin the off-campus search. I only deal with those that register with the off-campus housing office at the university.

Everyone has to have credit check/background/criminal checks. parents, students, everyone. When the parents are paying $60k+ for tuition...they are not going to have their little darling on the street because missed rent.

Of course I can afford to be picky...the population of freshmen coming in far out-strips the number of dorms.
