To prevent any foot dragging on their way out, post a notice on their door to vacate by noon on the 15th. If they see you posting it, tell them it is just a reminder that they can not be there in the afternoon. Changes the locks immediately after they are gone.

Be ready for the tenants to ask you for the deposit on the last day. Explain that you will need at least one day after then are gone for your handyman to look the place over for damages and repairs. Tell them it will help if they leave the place extra clean. Get a forwarding address. Make sure your tenant know that the deposit will be coming through the mail a few weeks later. Most state laws require that it go would within a month. List all deductions in a statement with whatever remains of the deposit.

If any of the deposit remains, make a check out to all three tenants and send it to the one address your are provided with.
