That last paragraph makes it sound like you are telling him to try and get the tenant to pay for a portion of it because if it goes to court the judge would say its normal wear n tear that isn't the tenants responsibility to replace? Kinda shady...if you are a landlord you have enough money to own "extra" properties...and you probably shouldn't be taking advantage of people that have to rent.
