A tenant threatened my husband. We are using a three day notice to evict under Iowa law for physical violence or threatening physical violence. It's one where they can't remedy the situation. If they don't leave, we can file a FED after the three day time period has lapsed. I have a pretty good handle on that procedure. It's the in between that I'm not sure about. Are we under a legal obligation to speak with these people? I just want to know, if they show up on my door step, can I just tell them to go away or am I under some obligation to try to work it out? There's work that needs to be done up at the house and I won't let my husband go back there to finish anything that needs to be done inside a structure.

No communication is required or suggested. Maintain a strict no communication policy in this type of situation. They just need to pack up and go, no discussion required.

I'm from Ia. but have never had to evict anyone for this reason. Just be sure to read all the LL/T laws, to be sure that it doesn't fall under the 7/7 day notice to cure or quit. If they call or come to the door, just tell them you will see them in court----then hang up or close the door. No one should go over to the house until they are totally out, and you have possession back again. Then change the locks.

I would be inclined to call the police if they showed up at your house under these circumstances. Protect yourself.

I apparently have been VERY fortunate as a 30+ year landlord. I have never had a tenant threaten me nor barely raise a voice at me.

what in the world was the situation where a tenant threatened him? also, what type work needs done in the house during tenancy (of course I realize some things do need takenfcare of but not that it rises to the level of violence being threatened)
