The lease I have with student always runs to the end of June. The new lease begins on July 1 if it is the same students just staying another year. If I am turning over the house to a new group of students I like a couple weeks to really fix the place up and make it ready. The new students want to be in by Aug 1, and sometimes a couple weeks before that if they are foreign students coming in to the country. (They like extra time to get everything settled and learn the area before registration begins). Either way...ending on June 30 works for me and them.
