Most people are not willing to put out a large amount of money if the words "non-refundable " are attached to it. If you get their app, run it ,and if you accept them, then ask if they would be willing to start a lease on Oct.1 . If they say yes, get their security deposit now, sign a lease, and get rent for Oct. on Oct. 1 Give them keys on Oct. 1, and be sure they have the utils in their name on Oct. 1---BEFORE you give them the keys. The point is, why should you care if they have to pay rent for 2 places for Oct. , as long as they agree to it, and you get your money. Tell them that by doing it this way, they will have a full 30 days to move, instead of just 1 or 2 days at the end of the month. If this happens, it could be a win-win for both parties.

Yes, this is possible. But as a test to see if they have the money, and are willing to commit to the house rental soon, I am going to mention I need a fee to hold the house off the market for one or two months. If I was to hold the house off the market for one or two months the fee would have to be NON-REFUNDABLE since they could say I want my money back on October 15th and walk. No way! I am not going to make that mistake!

I met with them today and accepted their applications. They are single but have a 3 month old baby. They called the house perfect for them and it does show very well. And it is ready for move in.

They did verbally agree to move in 10-01-2014 and I told them there would be a holding fee for the month of September. They did not object. I hope I can approve them!
