I have a tenant who said her toilet seat was broken and that she is having issues with the blinds.

The toilet seat was almost brand new when she moved in, I do not feel I should pay for this. In fact, it is she that needs to replace it when she leaves or a deduction from security, right?

Blinds; she's been there over a year,now the blinds bother her.She is asking for new ones. The blinds are not on the lease, it was left there by previous tenants, which she was fine with when she moved in. I told her she can take it down but just have to put them back when she leaves. They are good blinds.

Am I correct in how I am processing this? any advice would be appreciated.

You are right about the blinds. How do you believe the toilet seat was broken? Put a new one on it and tell your tenant she is on her own with it.

not sure where "bad attitude" comes into this equation.

I'd give them a $5 toilet seat and I don't supply blinds so that wouldn't be any concern to me... have NEVER seen a tenant leave with mini blinds that were in good shape ... no idea what they do to them but I dislike them and won't deal with them.

If you are using an LPA Lease see minor repairs:

Tenant is responsible for minor repairs such as .... Repairs resulting less than $____...

what are you processing? why dont you go see if the toilet seat is really broken or not. maybe you installed a $5.00 seat. why did you not take down the blinds the old tenant left. that would save you this problem now with tenant. you want to find some excuse to not do someting. how lazy can a landlord be.
