Thanks for the info on what the couple needs to consider. If they don't get papers signed relieving her of liability, and he moves out leaving damage, then she is still liable even if she hasn't been living there for months. Is there any way she can put blame on me, or sue me, for not requiring the paper relieving her of liability? A lot of LL's say to keep the other spouse on the lease until everything is resolved since they may move back in at some point or come back and cause damage during an argument. Because of this, I am wondering whether it may be best to just leave it as is and re-evaluate in a few months.
