Beyond addendums, insurance, and waivers, what have you physically done to protect yourself ? I realize it's a draw to get a potential tenant, but have you put up a 4-6ft fence (either chain link or wrought iron ) to keep kids and pets away from the creek, yet still keep it visually appealing? My guess is that is what an insurance co. will ask you to do.

Sounds like a huge pain..... Its only going to be rented out 2 yrs until my in-laws come back from over seas.

    It may be a huge pain, but an insurance co. will call the creek an "attractive nuisince" , and you may not be able to get any ins.coverage unless you at least put up a fence to protect against a young child running and falling into the creek and drowning. As others have said, check with several ins. cos. about coverage. And also require the future tenant to get renters ins. Remember, this is now a business, and your in-laws must treat it as such.
