I agree with Wilford. Remember, 30 days is the minimum no. of days notice the tenants must get their notice by. Since Feb. has 28 days, the Ts need to receive their notices by this Thursday, so you must mail them out by Tuesday's mail. You can hand-deliver them, but they should sign another copy of your notice saying they received a copy of it.

saw an apt. complex lease this morning and they require a 90-day move out notice. Unfortunately, the young man who sent it to me hadn't read it or realized it and so he's stuck w/an extra 3 months rental. Since he left the area, I told him to have someone local drive past weekly to see if it's been rerented. Not sure how you would go about proving that or if complexes are just "honest" and would then refund him.

Depends on the state of course, some states view the day of postmark as the day of receipt.
