From your experience, you can see that grace periods only serve to give permission for tenants to pay late. If you have a grace period, the payments made within that period are not late but rather on time. At least this is the way the tenant sees it. Then you are left to do the math and to try to figure is the late payment is really late.

Most landlords will not offer a grace period in their lease. They simply and swiftly post a pay or quit notice followed by an eviction is the tenant does not know how to pay on time. Late paying tenants go on to become no paying tenants.

I have a 5 day grace period.

The lease clearly states that the rent is due on the first...I will not charge a late fee ....but I will post a quit or pay on the second. I have a manager who does the work to prepare the "q or p" and his time is billed. The lease makes it clear that the cost of posting legal notices due to late rent will be added to the rent due.

It isn't free to not pay on time. It costs $25. For me to have a "q or p" posted...that is added to the rent owed. What that does do is prepare the way for me to file eviction papers on the morning of the 6th. If I wait until the 6th (5 day grace period) then I cannot file before the 10th. That can make the difference between getting the eviction before the 1st of the new month..or having it drag into a second month.

This is not always true. I've paid my rent late but that doesn't mean I didn't pay my rent after that. I ran into financial trouble and needed 3 extra days to get my next paycheck. I didn't become a non paying tenant.
