To all those who offered wise and not so wise advices:) thank you very much. An hour ago I spoke with my home insurance co and they said that yesterday they called several companies but that they were busy. And if in 2 hours I don't hear from them to go ahead and call any local company so they can fix the problem and to make sure that I save the bill and send it to my home insurance Co for reimbursement. Can you describe what you're referring to when you mention the home insurance company? I think you received a lot of guff because a typical home owner's policy wouldn't cover a typical home maintenance issue.

Is it a warranty on the air conditioner, or is it some other type of policy?

    John great question and somehow I figure since this is a Landlord site that most people would know. That said my advice is for anybody before giving someone any guff at least have the courtesy, as John Brayton did, of asking a few questions. So don't shoot and reload and instead have a dialogue.

    What I have is not the typical home owners policy. Is a special policy where you pay $400-$600 per year and it will cover most major things of the home including central ac/heater, stove, fridge, garage door, regular plumbing, house electrical wires etc. You can get different plans and pay more or less depending what you need or want in there. Some co will charge you a small fees per visit e.g. $30-$65 depending your plan or the which state you live. I made sure that my plan doesn't have any visit fees.

    I figure that is something goes wrong in my rental house then one visit should pay or almost pay for the cost of my yearly plan. And any extra visits then I am winning specially when you don't have to pay a visit fees each time a tech comes to the house for something else. Some people don't like getting this type of insurance but it works for me specially if my fridge, stove or something quite expensive goes kaput. If they can't fix the problem then the company will get you a new one.

    BTW the home has an expensive central AC/Heating, a large unit on the side of the house in the back, so is not a single AC unit attach to a wall through a window. I hope this helps someone.

      Peter - what is the name/type of this insurance policy? Have never heard of this. While I realize premiums are state and certainly policy criteria specific, my standard policy costs more than this.
