I wouldn't worry on the address alone. I personally have used a couple different addresses just for mail when I was in my early 20s. Both to keep my parents from seeing certain things as well as when my ex and I were roommates and I didn't want him doing anything to my mail.

Combined with the other info, I would hesitate to rent to her. If you are getting the feeling you shouldn't, go with your gut.
