You know the answer to your own questions. You have your proof of delivery but you want more. You don't get more. Quit making up things to worry about. Part 2 is the same as part 1. You are ending their tenancy. Why would you still accept a rent check, should they send you one? CA has a book you can get free by going online to Bureau of Real Estate, Tenants and Landlords Guide. Get it. Quit making up things to fret about. Life has enough of that already.

Thanks for the straight-forward reply. These particular tenants haven't been easy to deal with and I could hear them saying "We never received a notice from you..." when I go to offer them the preliminary move-out inspection (just 2 weeks before the lease is set to expire). I am therefore trying to be as pro-active as possible to cover myself and abide by the legal steps I have to take in order to comply with California's rental laws.
