My Lease states you can't have company anymore than 30 calender days per year, This cabin was built in the 60's for summer use, it has since been upgraded for year round occupancy, except the septic tank, when I had it pumped the guy informed me of how small it actually was and warned that it was only good for one person.
After reading the links sent by CCRider I feel confident I can defend my 1 person limit, and they of course can have company

You might have to upgrade the septic system if the rental is year round. Building codes will require that the septic system handle a minimum number of occupants per code which would be at minimum three. If the system cannot handle what the building code requires, then you might have an illegal rental. Check out what your building code requires.

Who ever upgraded it to be used for year round occupancy, only went 95% of the way. Now you need to take it the rest of the way, and upgrade the septic system to code. Then you will never again feel the need to have to defend your 1 person limit. If someone ever tries to sue you for discrimination, your costs to "defend" yourself could be a lot more than if you had just spent the money on the septic system. Plus, value-wise, your cabin will be worth more on paper, with a new system, if you ever decide to sell it. Besides, a larger system will not need to be pumped out as often, so you will be saving money that way, also.

    Thanks, I'll look in to having and estimate on replacement of the septic, I guess the cabin would have to be empty for that so I'd be out the rent for that time also.....bummer
