I know in NY state we cannot prohibited the immediate family to move in with our tenant. WE only can ask for 5 days "visitors" and, in the event of a family member moving in the dwelling, we have the right to do another lease including the new tenant, if adult. We also have the right to refuse the new tenant IF he/she has a bad credit, or a criminal record.

Good to know, I don't remember reading anything in the fair housing info about family members moving in, I wonder if that's the case in CA, can you up the rent there in NY if that happens?
