That's the same thing I thought.
My#1 priority is income. Can they afford the property?
#2-Credit is a great indicator if they pay their bills and/or if they have "spending" issues.
Landlord References tell you if paying rent ON TIME is a priority, diligent about notifying you of repairs and whether they will abide by the rental contract. I'm in the middle of getting rid of a tenant (wanted her gone since November) because she repeatedly ignored the contract and any notices I sent her.

Yes, the one applicant did not have the income to support the rent. Narrowed down very quickly.
