Yeah, I never did put signs in the yard...for fear of that very thing.

I had people approach me because they could see I was renovating a house. Wanting to rent it when it was available. I already knew that game. These are tenants who live in a place for a long time, never clean, never take care of the place...and when it gets really bad they look for a "new" place to start it all again.

After years of general property rentals (either my own or as property manager for others), I just stopped dealing with that market. Now, I place my NY property listings only in the off-campus housing office at the local university and colleges. Sold everything in MA and WV. In FL, I only rent to a very short list of short term renters (3-4 nights at a time). I could not find decent tenants in FL, and I couldnt sell for any decent price....so I gave up and went into the "hotel" business for people I know.
