No. You have very poor criteria for qualified tenants: "They seem very interesting my unit". Who cares if they are very interesting? Every unqualified tenant I get an email from says they are very interested in my unit. That statement is irrelevant. It sounds like when a landlord says they are very nice people.

What is relevant are their credit scores. What is the credit/FICO score of each adult tenant? Ask them. If they say they don't know tell them to contact you when they do know. Do each of them make at least 3X the rent in gross monthly income? If not say goodbye. Their occupations are enough for me to say goodbye

That was one of first warning signs from OP's post for me...I bet these jobs are paid under the table, and not full time employment ...these applicants could even be "undocumented" people here from another nation, as well.

I don't hold out much hope for the OP though, that person doesn't seem to have a real screening process in place. Better ramp up the learning curve fast.
