How do you handle the electrical bill if the tenant leaves all the lights on when he's gone? Do you require the tenant to turn off the refrigerator and A/C when he's gone also. Your rent should include reasonable use of utilities if you include them in the lease. How much electricity do you think she uses and how can you determine what she uses fron your tenants use? Is this an RV?

I'd be worried about the wear and tear of another body constantly living there too.
Can I ask, just out of curiosity, why you pay utilities for your tenants?
