Hi, I'm wondering what most of you see as a good return on your rental properities. I'm currently seeing 5% of the value of the homes in rent(s) per year.

Does this seem high or low?

Is your figure inclusive or exclusive of costs/expenses?

I net 5% most years. Some years I have to put a lot of money into a property like a new roof or furnace. Sometimes I wonder if it's worth it or not. I keep my properties in very good shape and consequently spend money and a lot of time on their upkeep. I'm in my 60's now and would LOVE to sell them all and invest the money but I don't see anything safe guaranteeing a 5% return.
