I think your T has already decided what she is going to do-----move out. You already discussed the new details with her, and that's why she asked you to delay the start of it-----so she has time to find a new place before your new lease takes effect. You are asking a 40% increase in rent, plus you want her to pay a deposit of either $500 or $700. To her, that seems totally unfair, for the same living arrangements she is getting now. Just give her and her 2 dogs notice to move in 60 days, find some new Ts, and start over again.
