The lease does say that tenant can not make any repairs without written consent from the landlord and landlord shall not be responsible for alterations or repairs made by tenants. The tenants did not even give us 24 hours not even 12 hours to find our own repairman

Have you or anybody on your behalf taken a look at the so called needed repair to verify?
