You should advise him that he will still be responsible under the original lease until you have a new tenant in the rental, and that his deposit will be settled after you have that new tenant. So, you can explain, he needs to be ready to pay double rent (new place and old place) and a new deposit (new place) if he wants to move (to your other place or any other place).

His other choice is to complete his current lease and then look for a larger place, giving you proper notice of his intended final date.
