I've been lucky with tenants so far. Never had to evict anyone, came close couple times. Well, it was going well for couple years and bam! last one is hell.

They paid ever so late, and when I was about to start the eviction process they've caught up. This went on for 7 months.

Finally, they moved out with 5 day notice. I was hoping the security deposit covers for all the rent, but there are more damages than expected. So, I will still do the eviction to go after the out-standing rent.

This experience has been extremely annoying, but being a landlord does have positives... a cash flow.

LPA has been great, I've had many great advises. So, new and old landlords, keep battling with s**ty tenants!

Since the T is out, you do not need to do an "eviction" But you can proceed to court to try to win a money judgement against the T once you have repaired all the damages. I hope you have sent out the security deposit statement letter according to your states LL/T laws.
