35 years as a LL, 26 properties. Go thru the empty house, take photos of everything. Then take another set of photos as you do the walkthru with the tenant. I even video the walkthru.
Then when then tenant moves out, I do a walkthru with them, with lots of photos. I use a quarter or dollar bill to show scale. Take close-ups and long shots.
Then after then tenant is moved out,I go back with thevLPA checklist.
I download all photos into dated files, save them on a thumb drive and keep them with the paperwork.
It sounds like a lot but since I've been doing it this way, I don't get the he-said/ she said nonsense.
