The reason she said you can't kick her out, is because she knows the LL/T laws and the eviction laws of your state better than you do. Which is exactly why you need to read those laws over several times, AND hire an attorney ASAP. Even if you do all that, it could still take 1-2 months before she is actually out. After talking to an attorney, you may even find it cheaper and faster to pay her $1,000 to move. The biggest problem you will have, is to be able to become emotionally DETACHED from her and other family members that are going to side with her when you try to evict her. If you can't do that , plan on her being with you for a very long time.

Yeah it is really crappy!!! And it happens all the time in families. No Good Deed goes Unpunished. But ask yourself a few questions as you read and re-read your states' Landlord-Tenant laws. #1- Do you have a true LL-T relationship? Or a family member that has worn out their welcome? Does this person pay "rent" or help out with expenses such as electric /groceries? #2 - If you determine that it is a LL-T relationship…send a cure or quit notice concerning the damage and the pets…i.e.. "Pets are damaging the property, they need to go or everybody goes". Give them whatever time your State requires for a cure or quit. #3Then repair the damage and send the tenant the bill. If /when they pay rent, receipt the $$ for the damage and send notice for the remaining rent. If this person becomes violent and/or destructive to your property, Call the police and have them removed and a put a restraining order on them.
It is going to be rough, but stay strong.
