Give the 30 days notice to vacate and/or a huge increase in rent notice.
*Not real advice, just fun things to dream about doing:
If there isn't anything signed and she doesn't pay rent or have any bills in her name then just move her crap to the curb. Maybe pour some beef broth on her clothing and bedding so her dogs rip her stuff up. Put a lock on everything like the cabinets, laundry, fridge, etc... lol

I have thought of some nasty things but we have been TRYING to do things nicely and the right way... oh but the thoughts... :-P
