From your questions and your handle (learner) , you are NOT ready to become a Landlord yet. You need to go to a local bookstore, and buy several books about being a landlord, and read them each TWICE. Do you know your rental market (your competition) you will be buying/renting in? Have you ran all the numbers yet to see if you can make a small profit, or at least break even? Do you have enough backup money, for major fix up costs, and/or several months of vacancies. Do you know ALL the LL/T laws of your state, and the eviction laws, also. Can you do repairs of all kinds, or will you need to hire all of it done? Right now, unless I am totally reading your posts wrong, my take on your 2-3 posts is that you are about a year away from becoming a landlord.

Your property, your door, your expense to change the lock...it's part of doing business as a landlord. And you should be changing the lock between each tenant.
