I agree with Just Me - failing to knowing CA ll/tenant falls squarely on the shoulders of the property manager and failing to know this critical statute could cost YOU, the owner, big time. The law that pertains to move out inspections states no sooner than 14 days of tenant vacating, the ll MUST OFFER the tenant the option of a move out inspection. Your tenant requested one, and you received crappy advise to refuse it. The inspection is only optional if the tenant does NOT want it AFTER it being offered. Photos taken during the inspection will point out if damage was AFTER the inspection and has no bearing whatsoever on whether or not you can deduct. LEARN THE LAW!!
