Have you verified that this is happening --have you seen it -- or are you just getting the one side of the story from the disabled tenant? Have you had trouble with the couple before? Trouble with the disabled tenant?

I would dig a little deeper, make sure you know exactly what is going on before taking action.

I haven't had any issues with the single mother.

When she paid her rent this month, she gave me a note. It stated that they harassing unit smokes marijuana outside daily. She is allergic to the smoke. She wasn't able to open her windows because of it. The last couple of months have been hot. She also complained that they lit fireworks close to the unit. Sparks from the fireworks were hitting her car. She was afraid they were going to start a fire.

Eversince I talked to the harassing unit about the fireworks and smoking. She suddenly started getting harassed by them throughout this month. I've verified her reports, by police reports.

I did issue the harassing unit a 30 day notice for non-payment of rent. However, they were able to get rental assistance from a non-profit.

My disabled tenant is current on her rent. No issues. Jus

    Evict the bad tenants for interfering quiet enjoyment of the disable tenant in your rental property.This is a housing violation on the bad tenants part..Get rid of them asap.See what you can do about it.Keep peace in your rental property and get rid of the rotten apple.
