Didn't these tenants ask you to apply the security deposit to July's rent? They will be out by the 15th of the month?

Hopefully, you took pictures and/or video before they moved in. Then once they vacate...take pictures and video. Take extra pictures of any damages. Keep your receipts for the clean-up and repairs. Then take them to court for damages, and additional rent due.
