You are correct. He backed out of the original deal. You are not under any obligation to accept his offer a second time. Him paying his rent after the first offer was made will provide support for your argument if you do end up in court.
Considering you are in the north and winter is jsut around the corner, you should decide to either get him out now so you can rerent or hold him to his contract at least until next spring. Unless he is too much to handle, I would hold him to the contract.
However, if you do decide to let him out of the contract, at least consider making him pay a one or two month fee to break the lease. If he objects, then you can reject his proposal and hold him to the lease. This will at least give you a buffer to rerent it.
Whatever you decide, it would be best for you and he to do any more communications regarding the lease in writing.

Thank you both for your responses. He is very erratic, so I frankly don't know if he'll change his mind again.
I wanted to be sure that my accepting his first offer to leave did not void the lease. I didn't think so, but good to have confirmation.
