** In the past when I had to sue my tenants and won, I was able to immediately garnish their wages to pay back my damages since they were unwilling to pay in the beginning. If I didn't have this information then It would have taken much longer to re-file with court to collect on.

"Some programs require that tenants provide proof of income when they renew their leases or have a change of income, but unless that program tasks you with monitoring income, I don't see any reason why you would have a 'right' to that information."
** Its not so much as to monitor how much money they make but to have a current update of their place of employment in case I have to take them to court. This would only be information that I request if they have defaulted on their rent more than once or unwilling to pay damages during their tenancy.

"Just be sure to have things well documented. Hopefully you will be able to collect for the damage."
** Yes I am a firm believer in documentation. And I've learned that the more documentation I have, the easier and successful I will be in recovering my damages.

Your need to have the information does not give you the right to have it. The law gives your tenant a right to their privacy (including their income information). Unless you have some document or law backing up your claim to the right to the information, you do not have that right.
