In my opinion there is good or bad in having a section 8 tenant. If you get upset that the additional GF or BF might move in, who are not listed on the lease, then best to avoided. I do not pay any utilities on my rental properties and so I don’t press this issue. At one point I did, but section 8 wanted me to prove the extra person was living there, and not just visiting. Lol This woman has been there 5 or 6 years now.
So other than that. I have found the program to be reasonable if your area is geared toward it. I would not rent this as a section 8 rental in a higher end home.
Any inspection that I had, are reasonable for the most part. Sometimes the rent is late but I’ve had the same problems with non section 8 tenants. I offer my properties as section 8 ready and regular renters. The last section 8 renter unit. Woman pays late each time by a day or two. But pays the 5 % late fee each time. The other non section 8 house, the woman is on M to M lease.
I’ve had less problems with section 8 renters over the years.
