Does anyone know anything about this exceptions related to private owners who do not use realtors ? I do fall into this category but don't know why HAP states compliance is necessary so was curious what this exception is about and why?

4. Does the Fair Housing Act (FHA) apply to all housing?
The Fair Housing Act (FHA) does apply to almost all housing types including those for sale or rent. This includes apartments, condominiums, and single family homes. There are some major exceptions, such as buildings with four or fewer units where the landlord lives in one of the units. The law also excludes private owners who do not own more than three single family homes, do not use real estate agents or brokers, and do not engage in discriminatory advertising practices.

    Thanks Gary, I have 3 properties and still learning the ropes all the time! I try to be a good landlord by educating myself and I've had a few bad tenants but have been safe for 2 years now with good tenants and want to keep them!!
