Well, You should actually be sending letter to inform this tenant about each thing...as it happens.

I would even make a phone call...at least at first. But, never let an issue go without dealing with it.

You need to post a "quit or pay" notice. Then..you really do have to follow through with an eviction.

Knowing a lawyer to handle this for you..of knowing how to do it yourself is part of being a landlord.

Learning to handle situations before they get out of hand is necessary too.

I think you could be in for a rough couple of months.

Start by looking up your state law...look at the bar to the right side of this screen...look up landlord tenant law..and read all of it.

Thank you. And you're right..I've let this tenant bully me for too long and have learned my lesson. It never pays to try and be a good guy when it comes to a tenant/landlord relationship.. wish me luck they pay or leave!
