I have one of my guys pick it up from each tenant.

This is part of my policy of having myself or one my guys around the properties A LOT. Changing batteries, filters, etc, etc. make sure there is a reason to be around a couple times a month...fixing, or whatever. Talk with the neighbors. Plant or prune something. Whatever can be dreamed up to be doing. Mostly to be there.

This heads off a lot of trouble, and the tenants know they have a landlord that cares for the property and knows what's is happening.
