Was the unlawful detainer or judgement already entered and you are just waiting for the set out? What state are you in? If the tenant filed after the judgement was entered, that may not stop the setout, depending on your state.

Yes, judgement was already entered, Tenant filed on last day before set out. Tenant has filed an appeal and must pay 1 months rent by April 3rd 5:00 pm. I am hoping he is just stalling for time to move on the 1st to a new rental
