So what happens when your ex-tenants write a letter to your current tenants explaining about the rats and that you did nothing for three months. Your current tenants will then complain about repairs and wonder every little sound at night is rats?
Instead of wondering why the tenants did not move, maybe you should be more concern about not being a slumlord who lets tenants live in rat infested conditions.

Usually when the property owner hires a management company to handle a rental property. You expect that these type of issues are being handled by the management company. That's the whole point of the management company. duh
I find that in a lot of cases with roaches and rats problems. It is caused by T leaving food out that lure the pest. Especially in SFH. Many times the T don't report the issue until the home is over run with the infestation. Then the T expect immediate results. These T look for a way to win a few months living for free. I just evict to give them a record to follow them. Eviction T, don't get in my houses for 10 years following a eviction, and then only with clean records in the court for years. I laugh when I get to run some of the T applications and see all the lies that they think will be un noticed. Then they wonder why I don't call them back. Ha ha ha.
