I'm late to the party... I agree with you that a credit score does not tell the whole story; it's just one piece of the picture--the peice that speaks to a person's willingness/ability to pay their bills. A high credit score does not speak to a tenant's intent/expectation to care for the property.

While a higher income market ostensibly ensures a higher degree or expectation of a well cared-for house, that is not always the case. But, I've not said anything we all didn't know.
